The Landmark

my BASE 1
Southwark Bridge Road, SE1
Range of 1, 2 & 3 bed apartments
Prices start from £270,000
Completion due Spring 2008

CGI of The Interchange, Dalston, E8

The regeneration spotlight is firmly fixed on Southwark. With over £4 billion destined to be invested in the borough, this is the time to invest. This is an area of London that can boast the South Bank of the Thames, with its many art galleries, bars and restaurants, Waterloo and London Bridge train stations and Borough Market while The City of London is just a short walk over the Millenium Bridge.

The £4 billion investment will include:

£1.5 billion to be invested in regenerating Elephant and Castle
£1 billion will be spent on Waterloo Station itself
£1.5 billion is set for Canada Water and Bermondsey Spa

As well as government funded investment, property developers have highlighted Southwark, and more particularly SE1, as a hot spot. There are plans already in place to build some of the most spectacular high-rise buildings in Europe, if not the world. Among these are Renzo Piano’s Shard of Glass, Castle House which will take up a prominent position at the heart of the Elephant and Castle regeneration, Oakmayne Plaza, 8 Towers at Potters Fields and of course The Vantage (a previous Young Group development) to name but a few.

my BASE 1 is superbly situated with Borough Market a short walk to the East, The South Bank minutes to the North, Waterloo station to the North West and the highly publicised regeneration project that is Elephant and Castle to the South West. A little further to the South East you will find Bermondsey Spa and Canada Water. The development will be made up of 1, 2 and 3 bed apartments with prices starting from £270,000. Finished to the highest standards of design and build quality, all the apartments will benefit from private outside space in the form of a balcony or terrace and there will also be a sunken communal garden in the centre of the development.

As we have purchased the entire development (102 units in total) my BASE 1 is available exclusively to clients of Young Group. And, as such, we have tried to create a holistic property investment package - included in the purchase price are solicitors' fees, furniture and the first year's management and letting fees*.

Comparables

It is possible to find 1 bed apartments in the area from £265,000, but this would only buy a 373 sq ft 1 bedroom apartment in a small development called the Priory, on Webber St. For a property of similar size and quality as those found in my BASE 1 you should expect to pay anything from £285,000 (The Rise1, Lant Street, SE1) to £359,950 (The Jam Factory, Green Walk, SE1). 2 bedroom apartments can be purchased in Tabard Square for between £410,000 and £800,000, while it is possible to purchase a 2 bed flat in the older Perspective, Westminster Bridge Road, for between £350,000 and £525,000.
