Investors' apartments in myBASE1 have been let through Young Group's high street estate agency, Young London (www.younglondon.co.uk) - which has now opened a lettings, sales and management office at myBASE1.

June Site Update
The installation of the cladding to the building is now complete to the outer elevations, having taken the developer longer than anticipated to install. With the scaffolding now removed it is possible to appreciate just how striking the building is. The final touch is the installation of the balcony glass and handrails which is progressing now. The cladding to the elevations facing the courtyard is well underway.
Where the cladding is finished a number of apartments have been completing with delighted tenants moving in to enjoy their new homes.

February Site Update
The film concealing the scaffold has been removed allowing progress on the external walls to be viewed from afar. The walls are completed as far as the structure, insulation and waterproofing and all that remains is for the cladding to be installed. Work started on this as of January and the developer tells us this should be completed fairly quickly.
The roofs are now also waterproofed with some of the lower roofs just needing their final protective layer. Once this work is complete the developer will begin landscaping the communal gardens and external areas at the centre of the building.
Work is progressing well within the building itself as all of the service connections such as electricity and water have been connected. The kitchens are being fitted and decoration work is beginning.

February Area Update
In late January, Southwark Council gave the go-ahead to the development of two more tall buildings at the northern end of Blackfriars Road. The buildings at 20 Blackfriars Road will bring almost 300 flats, offices and open space to the area.
The buildings are planned for the junction of Blackfriars Road, Stamford Street and Paris Garden and will be made up of a 42-storey residential tower and 23-storey office tower along with further buildings of up to seven storeys. Almost £6 million of section 106 cash will go towards open space and play areas, education, healthcare, road improvements, renovation of Christ Church Garden and employment, including helping to get local people jobs on the construction of the site.
The 20 Blackfriars Road development is immediately to the south of the Beetham Tower which gained planning permission at the end of last year. To the east work has recently started on Great Portland Estates' development at 240 Blackfriars Road and redevelopment is also planned at the former Social Security office at Wedge House to the south.
Additional facilities and amenities continue to flock to the area and M&S has just announced that it is bringing a new Simply Food outlet to Southwark. The store, at the base of the Bankside 3 building at the junction of Southwark Street and Great Guildford Street, will be the fifth M&S food store in SE1. The Bankside 1,2,3 development is already home to IPC Media, and the Royal Bank of Scotland has confirmed that it will occupy the office buildings currently known as Bankside 2 & 3. The development has opened up Canvey Street as a new pedestrian link between Southwark Street and Sumner Street lined with restaurants, including Leon, Tsuru and Pret a Manger. Cafe del Aziz and Viva Verdi are due to open shortly in Canvey Street.
November Site Update Since the last update the internal walls have been built and the pipework for the plumbing and the electrical wiring has been installed in most apartments whilst the next step will be to build the ceilings and floors. The development is on track for handover early in 2008.

November Area Update
In October, Ken Livingston published The New Waterloo Opportunity Area Planning Framework, which will serve as a blueprint for development in the area close to Waterloo Station. Proposals include reworking the IMAX roundabout to create a new city square and the removal of private cars from Waterloo Road to give priority to pedestrians, buses and the Cross River Tram.
The Mayor is also encouraging the development of new "world-class" tall buildings around and above the station and along Southwark’s commercial spine behind the riverside. Waterloo welcomes millions of people to London every year and is the gateway to the South Bank, one of the world's leading cultural centres, which has recently been subject to a multi-million pound makeover.
Mr Livingston said: "It is vital that we improve the attractiveness of the station and its surroundings, making the most of the whole neighbourhood and stitching all of its individual parts together. We can only achieve this through careful planning.”
At the other end of SE1, the Founder's Place development near St Thomas' Hospital at London Bridge, has finally been granted the go-ahead by communities secretary, Hazel Blears. The proposals for Founders Place, designed by Sir Terry Farrell, include 300 private flats, 400 key worker homes, a health facility, a patient hotel, and 45 low-cost flats on a 2.9-acre site opposite the hospital, on Lambeth Palace Road.
Following an extensive transport review, Southwark Council has drafted new transport planning guidelines for sustainable development. The review’s findings and recommendations are now open to consultation until January 2008.
Such is the confidence in the South Bank, that Knight Frank has now included it within its Prime Central London property index.

July Site Update
Less then 4 months ago this development was just rising from the ground. Astonishingly the building is now up to the sixth floor. We met the developer recently, walked round the development, and went through the build process and internal finishes – all is looking good.

March Site Update
As you can see from the photos in just 4 short months the building is rising out of the ground and well under way. The base foundation has been laid and the core of the build work has begun.

March Area Update
Southwark borough’s Unitary Development Plan (UDP) received overwhelming support when it was approved on 24th January 2007. The plan provides the framework for the future of Southwark by setting out the council's strategy and policies for the use and development of land in the borough, including everything from regeneration to green transport. The borough has some of the most high-profile regeneration schemes in Europe, and the Plan reinforces the council’s commitment to projects such as those at Elephant and Castle, Bermondsey Spa and Canada Water. The decision to adopt the UDP at the last full council meeting now means the report will go to the Secretary of State for formal approval, with a view to formal adoption on February 28.
Borough tube (a short walk from My Base1) on the Northern line has been recently refurbished whilst retaining the heritage features from its Victorian roots. The station has been re-tiled, re-plastered and freshly painted throughout. It now has new CCTV security systems, better lighting, and upgraded PA systems and Help Points.
